Cost advice that stands up to scrutiny.
Asset Scope is a Quantity Surveyor-led property cost advisory practice, preparing clear, defensible reports across strata, development, depreciation and construction finance.
What we do
Asset Scope applies Quantity Surveying judgement where cost, scope and risk need to be understood, explained and relied on. The work is not just about reaching a figure. It is about making the basis clear.
That distinction matters, because our reports are rarely read in isolation. They get forwarded to owners, brokers, lenders, accountants and committees, and they need to hold up when someone who was not in the room reads them and asks how the number was reached.
Three service families
The practice works across three connected areas, each grounded in construction cost knowledge and structured reporting.
Strata services
For strata managers, owners corporations, body corporates and committees who need defensible reports for insurance, maintenance and future works decisions, covering Strata Insurance Valuations and Maintenance Plans.
Property development
For developers, financiers and project stakeholders who need independent cost advice before and during construction, covering Cost Plans, Initial Financier's Reports and Progress Claim Reports.
Tax depreciation
For investors, accountants and advisers who need Quantity Surveyor-prepared depreciation reporting for income-producing property. See Tax Depreciation Schedules.
Across Australia and New Zealand
Asset Scope works across both markets, adapting report scope, terminology and requirements to the property, jurisdiction and intended use. Requirements are not identical in the two countries, and a report that is correct in one is not automatically correct in the other, so the applicable basis is confirmed before work starts and stated in the report.
How we approach the work
Every engagement begins by clarifying what is needed, what information is available and how the report will be used. From there the work follows a structured sequence designed to keep it clear, consistent and practical. That sequence is set out in how we work, and the reasoning behind it in why Asset Scope.
Who you'll be working with
Phil Treacey
Managing Director
Phil is a Quantity Surveyor approaching 10 years' experience delivering cost certainty across a wide range of construction projects, from multi-level residential and commercial developments to retail, childcare and high-end residential builds.
Phil's background began in Quantity Surveying through tax depreciation, which gave him a strong foundation in measurement, benchmarking and cost analysis. Since then he's broadened his skillset in cost planning, contract administration and financier reporting.
Day to day Phil works closely with strata managers, developers, lenders and project teams to provide clear, commercially focused advice. Whether it's assessing cost to complete, reviewing variations or preparing reinstatement cost assessments, Phil's focus is always the same: accurate numbers, transparent assumptions and decisions that stand up under scrutiny.
Phil also has experience in post-construction services, including insurance valuations, 10-year maintenance plans and tax depreciation schedules, giving him a well-rounded understanding of assets beyond delivery.
Phil is particularly interested in building efficient systems and processes within the QS space, and in delivering consistent, high-quality outputs that clients can rely on.
